Announcing Open Parking AI

The first and only enterprise parking system ever released as open source. The whole thing, not a demo. Pandora’s box opens January 1, 2027.

Today I’m announcing Open Parking AI.

The first and only enterprise parking system ever released as open source.

Not a demo. Not a “community edition” with the good parts locked behind a sales call. The whole thing. Gates, cameras, rates, payments, and everything around them.

The first and only enterprise parking system ever released as open source.

Here’s what’s in the box.

Gate Agent. It answers the intercom, watches the lane, and calls a person only when something is really wrong. The 2 a.m. call about a lost ticket stops being your problem.

My Portal. Parkers sign up, add a car, pull a receipt, manage their own account. Nobody calls your office to change a plate.

Monthly parkers. Signed up, billed and managed without paperwork, without the binder behind the booth.

Open Pass. Express in and out for daily parkers. No ticket, no stopping at a machine, no line at the exit.

Online signup for your parking customers, from their phone, before they ever reach the gate.

Online validations. The doctor’s office, the restaurant, the store validates its own customers. No stamps, no stickers, no shoebox of paper at the end of the month.

Front desk module. Hotels and resorts put the parking right on the guest’s room. The front desk posts it, the guest sees one bill.

And fully integrated with Valet Parking AI. Valet and self-park, one system, one identity for the car. The same car, whether a valet parks it or the guest does.

The car is the ticket. It always was. The camera sees the car going in, sees it coming out, and knows it’s the same car. Plate or no plate. And it’s designed to say “I don’t know” instead of guessing. Designed to never open a gate on a guess, and never charge the wrong car. When it isn’t sure, it hands it to a person. That’s not a feature I added at the end. That’s twenty years at the curb deciding what the machine is allowed to do on its own.

Designed to say “I don’t know” instead of guessing.

Why open source. The software is free. The cameras you can order from Amazon. No ticket machine. No vendor holding your gates hostage. It’s licensed so nobody can take it back, close it up and sell it to you again.

The code is public today, and you can watch it being built. Every change we make, every mistake we catch before it goes out. In Episode 5 I told you to screenshot my screens and ask your AI to build them. You don’t need the screenshots anymore. The whole thing is on the table.

We are not a software company. We are not selling software. That’s the point of all of this.

Why it took a parking guy. Every parking guy should be able to sit down and build this with AI. Nobody did, because the AI companies never figured out how to reach the guys who run the floor. Their tools live in terminals. Parking lives in booths, lanes and night shifts.

The 72 Knots Method is simple: get on the floor and listen. Human or AI, it works the same. Every line of Open Parking AI was typed by AI and aimed by a valet guy who knows what a Friday night at the exit lane looks like. So I did it, and made it ready for you. You can build your own. You don’t have to.

Running it. Free software still needs a server and somebody to deal with the tech. If you have that, run it yourself. If you don’t want that headache, run it on our cloud.

The shadow lane. Want proof before you change anything? We built a shadow lane. Plug a few cameras in at your entry and exit, out of the box. It doesn’t touch your gates and doesn’t take a dollar. It sits next to your current system, watches every car, and shows you what you’re losing. Or not losing. Real numbers, from your own garage.

Think about who wants that. The owner gets reports from the operator, about the operator. There are no checks and balances. The shadow lane is one: every car in, every car out, counted by something that has no stake in the answer. The owner wants it for accountability. The operator wants it for the cost. And a smart operator will offer it to the owner before the owner asks.

Real numbers, from your own garage.

Pandora’s box opens January 1, 2027. The system is still being built, in public, and on January 1 the door opens for everyone. Until then I’m taking early access, for the whole system or just the shadow lane. Reach out to me and let’s talk: openparking.ai.

And come see it live at the IPMI Conference & Expo, June 6–9, 2027, in Orlando.
